A lot of Antioch housing started as summer lake cottages. Converting those to year-round heat left chimney problems that are still around.
Antioch sits at the top of Lake County on the Wisconsin border, in the Chain O'Lakes. It incorporated in 1892 and spent most of its history as a resort area, which is the single most useful fact for understanding chimneys here.
Large parts of the older housing stock began as seasonal cottages built for summer use. They were never designed for a Chicago-area winter. Over decades most were converted to year-round homes, and heating systems were added or upgraded along the way.
Those conversions are where the problems live. A flue sized for an occasional fire is not a flue sized for a wood stove running all January. Chimneys were extended, relined, or in some cases just pressed into service as-is, and the results vary enormously house to house.
The newer subdivisions built since the 1990s are conventional and much more predictable. It is the lake-adjacent older stock that needs careful attention.
Each architectural period in Antioch has predictable chimney failure modes after enough decades of weather. Here is what to look for.
The defining Antioch issue. Original chimneys were built for light seasonal use and later asked to vent continuous winter heating. We commonly find undersized flues, flues serving appliances they were never sized for, and liners added at some point without documentation. A Level 2 camera inspection is the honest starting point on any of these, because you cannot assess what you cannot see.
Antioch has more wood stove and fireplace insert installations than most towns we serve, a holdover from the cottage heating tradition. An insert placed into an unlined masonry fireplace without a properly sized stainless liner is both a draft problem and a safety problem. This is the retrofit we most often find done incorrectly.
Chimneys on the water take wind and moisture from an open exposure with nothing to break it. Joint loss on the lake-facing elevation runs well ahead of the other faces, and crowns crack earlier than they would inland.
Conventional construction with prefabricated flues in framed chases. Straightforward annual Level 1 inspection, chase cover and cap replacement on the usual cycle, and none of the conversion complications found in the older stock.
Antioch is the one town on our list where the flue matters more than the masonry in deciding this. A converted cottage chimney can look perfectly sound from outside and still be venting an appliance it was never sized for.
