Removing a Chimney: When It Makes Sense and What the Job Involves
Chimney removal makes sense when nothing vents through the flue anymore or repair no longer holds the structure. What the job involves, from re-venting to permits.
The short version
- A chimney is worth removing when it no longer serves an active appliance, when structural separation has gone past what repair can economically fix, or when a roofline chimney has become a source of recurring leaks and nothing else.

A chimney does not have to be failing to be worth removing. Some of the most straightforward removal jobs involve chimneys that are structurally fine but no longer connected to anything, left over from a furnace conversion or an appliance swap that happened years ago and was never followed up with a decision about the chimney itself. Other removals start with a chimney that has failed outright. Either way, removal is a distinct job with its own sequence, and it is worth understanding before you call anyone for a bid.

Why Homeowners Actually Remove a Chimney
Three reasons come up most often, and they are worth separating because they lead to different removal scopes.
The chimney no longer serves an active appliance. This is common in homes where a furnace was converted to a direct-vent, high-efficiency unit that no longer needs the old masonry flue, or where a water heater was replaced with a power-vent model. Once nothing routes exhaust through the flue, homeowners sometimes remove it to reclaim interior space, simplify the roofline, or stop maintaining a structure that only generates repair bills.
Structural separation beyond economical repair. A chimney that has settled, cracked, or separated from the house to the point where stabilizing it costs close to what a full removal and simpler closure would cost is a candidate for removal rather than rebuild. This is a case-by-case judgment based on inspection findings, not a rule of thumb.
A roofline chimney that only generates leaks. Some chimneys, particularly shorter ones tied into a complex roofline, exist mostly as a source of flashing failures and water entry with little functional benefit. If the appliance it once served is gone or has been re-vented elsewhere, removing the chimney and closing the roof properly can solve a recurring leak problem more permanently than another round of flashing repair.
None of these reasons are about cosmetics. Removal is a structural decision, and it should follow from an inspection, not from a general sense that the chimney looks unnecessary.
Confirm What Still Vents Through the Flue Before Anything Else
This step comes before scope, before permits, and before scheduling. If any appliance still routes exhaust into the chimney being removed, that appliance needs a new, code-compliant vent path installed by a qualified installer before the flue is taken out of service.
A flue that is capped or removed while an appliance still depends on it does not stop that appliance from producing combustion byproducts. It only removes their safe path out of the building, which is how a chimney removal creates a carbon monoxide hazard instead of eliminating one.
Do not assume you know what still uses the chimney. Furnaces, water heaters, gas fireplace inserts, and wood stoves can all be tied into a shared or separate flue, and homes change hands with incomplete records of what was converted and when. Tracing every appliance’s actual vent path, not the assumed one, is a job for a qualified HVAC contractor or chimney professional before demolition starts.

Is the Chimney Load-Bearing? Why That Question Comes First
Not every chimney carries structural load beyond its own weight, but some do. In certain older homes, floor joists or roof framing were built to bear directly on the chimney masonry, particularly where the chimney was part of the original structural plan rather than added later. A chimney like that is doing two jobs: venting and holding something up.
Removing a load-bearing chimney without addressing what it supports is a structural failure waiting to happen. The framing that bore on the chimney needs an engineered replacement, typically a beam or header sized for the load, installed before or during the removal, not as an afterthought once the masonry is already gone.
This is why a removal scope should start with an assessment of what the chimney is connected to structurally, not just what it vents. A contractor proposing to remove a chimney without first confirming whether it is load-bearing is skipping a step that matters.
Full Removal, Removal to the Attic, and Removal Above the Roofline
Chimney removal is not one scope. Three general options come up, and the right one depends on the chimney’s condition, what is above and below it, and what the homeowner wants to do with the space afterward.
Full removal. The chimney comes out from the footing or foundation up, top to bottom. This closes the roof opening and any interior floor openings the chimney passed through, and it is the only option that reclaims interior floor space at every level the chimney occupied. It is also the most involved scope, because it touches the roof, the attic, and typically at least one finished interior space.
Removal to the attic floor. The chimney is taken out from the roof down through the attic space, stopping at the attic floor or ceiling line below. Nothing above the top-floor ceiling remains. The portion of the chimney running through finished living space below, a chase in a first-floor room, for example, stays in place and is capped off inside the attic. This is a common middle option when the visible interior chimney or chase is not something the homeowner wants to demolish, but the exterior masonry and roof penetration need to go.
Removal above the roofline only. The chimney is cut down at or just below the roof deck, and everything below that line, through the attic and any finished space, stays exactly as it was. This is the least invasive option and is often chosen when the exterior masonry above the roof is the only part that has failed, or when the interior chimney and chase are staying in place for appearance or future use.

What Happens to the Roof Opening
Wherever the removal stops, the roof needs to be closed to match the surrounding structure, not just patched over. Roof framing, rafters or trusses, was often cut or headed off to route around the original chimney, so closing the opening means framing new structural members to carry that load, sheathing it, adding a proper waterproofing layer, and tying new flashing into the existing roofing so the finished roof sheds water as one continuous system.
This is structural and roofing work. It should be done by a licensed roofing or general contractor with experience closing chimney penetrations, not attempted as a homeowner project. A poorly closed roof opening is one of the more common sources of a new leak after a chimney removal that otherwise went fine.
What Happens Inside the House
The interior consequences of a chimney removal depend on the scope, but a few components come up on almost every job that goes below the roofline.
The chase. On homes with a framed chase around the chimney, removal means deciding whether the chase framing comes out too or stays as an empty enclosure that gets finished into usable wall or closet space. An empty chase left standing without a plan tends to become a storage problem rather than reclaimed space.
The firebox. If the chimney served an open fireplace, the firebox and hearth extension are part of the removal conversation. Depending on the scope, the firebox opening may be framed over and finished as a flat wall, or the fireplace surround may be retained as a decorative feature even after the flue above it is gone, though at that point it no longer functions as a working fireplace.
The floor structure that carried the stack. Interior chimneys, and the base of some exterior ones, often rest on their own footing or on floor framing built specifically to carry the chimney’s weight. Full removal down to that level leaves a floor opening that needs new framing and a patched subfloor before finish flooring can go back down.
A wall that was never finished behind it. This one surprises homeowners more than any other item on this list. In many older homes, the wall or chase surface behind a chimney was framed but never actually drywalled or finished, because nobody expected to see it. Once the chimney comes out, that unfinished surface is exposed for the first time in decades, and finishing it is part of the removal scope even though it has nothing to do with the chimney itself.
Permits and Inspection for Chimney Removal
